ARC Guidelines – External Antennas and Satellite Dishes

Architectural Review Procedures for External Antennas

 Article V, Section 11. Antennas. No exterior antennas of any kind shall be placed, allowed, or maintained upon any portion of the Community, including any Residence without the prior written consent of the Board or its designee. No free standing antennas whatsoever shall be placed on any Residence. The Board or its designee may approve the installation of radio antennas which do not protrude above the roof line of the Residence at its highest point and are not visible from the street in front of the Residence. Each Owner and Occupant acknowledges that this provision benefits all Owners and Occupants and each Owner and Occupant agrees to comply with this provision despite the fact that the erection of an outdoor antenna or similar device would be the most cost-effective way to transmit or receive the signals sought to be transmitted or received. No “satellite receiving dish” larger than twenty-four (24) inches in diameter shall be allowed in the Community.


ARC Guidelines for Satellite Receiving Dishes:

Satellite Receiving Dishes (“dish”) installed, per the following guidelines, DO NOT require ARC approval:

  • The dish must be no larger than 24 inches in diameter.
  • Dishes must be installed within the boundaries of the Owner’s Lot but not in Common Areas, the Conservancy, or adjacent lots.
  • The preferred location for the dish is within the owner’s rear yard or rear roof top so that it is not visible from the front of the house.
  • As deviation, houses facing due south may need to project the dish above the roof line or place the dish so that it is visible in the rear or side yard.  Steps should be taken to minimize the visibility of the dish from the street front while maintaining reception.
  • Dishes may not be attached to a fence exterior without prior ARC approval.
  • Dishes may be installed on the interior of a fence on the fence post itself or on a separate post at a height not to exceed that of the fence.
  • Installation must be in accordance with all applicable building, fire, electrical and related codes. All installations shall be in accordance with the manufacturer’s installation specifications.
  • Dishes and masts need not be painted over.  Wires and cables running along the buildings shall be neatly attached and obscured.
